You followed a local SEO checklist and still miss the map pack. So now three quotes sit on your desk. One says $400 a month. Another says $3,000. All three promise the same result.
Every local SEO agency uses the same words on a call: audits, citations, and strategy. So you pick one and wait. Six months later, your phone rings no more than before. Google shows only three businesses in the map pack, and your competitor still holds that spot. You have spent thousands and lost half a year.
This guide gives you ten questions to ask before you sign. For each one, you will see what a strong answer sounds like and what a weak one sounds like. You will also get real price ranges, the contract terms to check, and why you must keep ownership of your own accounts.
Key Points:
- Ask all three agencies the same ten questions. Comparing identical answers is the only fair way to judge.
- No agency can guarantee rankings. Google controls the algorithm, so any guarantee is a red flag.
- Expect 3 to 6 months for real results. Anyone promising 30 days is selling, not working.
- Most local businesses pay $500 to $3,000 a month. Cost follows your competition, locations, and customer value.
- Judge proof by calls and leads, not traffic charts. Vanity metrics can hide slow or nonexistent progress.
- You must own your accounts. Keep admin access to your Google Business Profile, domain, hosting, Analytics, and Search Console.
- Keep the contract short. Ask for month to month or a 90 day trial before any long term.
Why Choosing a Local SEO Agency Is So Hard
Choosing a local SEO agency is hard because you pay first and see results months later. There is no trial period. By the time you know if it worked, you have often spent thousands on a retainer.
The sales calls make it harder. Every agency uses the same words: audits, citations, optimization, and strategy. Two agencies can sound identical on a call. One builds real local visibility. The other does little.
The stakes are also high for a local business. According to BrightLocal , 76% of people who run a nearby search on a phone visit a business within 24 hours. Missing the map pack means missing customers who were ready to buy that day.
What a Local SEO Agency Actually Does
A local SEO agency gets your business showing up when nearby customers search. The main target is the Google map pack, the three businesses listed above the normal results. That spot drives calls, direction requests, and walk-ins.
The work continues over time rather than serving as a one-time fix. Most agencies split their time across five areas.
| What they do | What it means |
| Google Business Profile | Categories, photos, posts, hours, and services kept accurate |
| Citations | Your name, address, and phone matched across Yelp, Apple Maps, and Bing Places |
| Local content | Pages built for each city or service area you cover |
| Reviews | Systems to collect new reviews and reply to them |
| Local links | Mentions from sponsorships, local news, and community groups |
Two things usually sit outside the retainer. Agencies normally bill paid ads and website rebuilds separately. Ask early, because this is where surprise invoices come from.
Do You Actually Need an Agency?
You need an agency when the work outgrows your time, not your budget. Local SEO takes roughly 5 to 10 hours a week to do properly. Handle it yourself in quieter markets, like a rural plumber or a single-location salon. Hire out once you run multiple locations, compete in a busy city, or sell high-value services like legal, dental, or roofing work.
The 10 Questions to Ask a Local SEO Agency
These ten questions separate a real local SEO agency from a good salesperson. Ask every agency the same ten, so you can compare answers side by side.
Each question below shows what a strong answer sounds like and what a weak one sounds like. Listen for specifics. Vague answers usually mean vague work.
1. Have you worked with businesses like mine?
A good answer names your industry and explains what makes it different. A dentist, a roofer, and a personal injury lawyer all face different search behaviour and different competition.A weak answer is “we work with everyone.” Ask for two client examples in your field, then check if those businesses still rank today.
2. How will you handle my Google Business Profile and listings?
A good answer covers categories, photos, posts, and duplicate listing cleanup. They should also mention suspension risk and how they would handle a reinstatement.A weak answer stops at “we’ll optimise your profile.” Ask which directories they fix, such as Yelp, Apple Maps, and Bing Places.
3. Can you guarantee rankings?
The only correct answer is no. Google states plainly that nobody can guarantee a number one position, and anyone claiming otherwise is either lying or gambling with your site.Walk away from any guarantee. A good agency instead commits to a process, a timeline, and honest reporting.
4. How do you build local links?
A good answer names real local sources: sponsorships, chamber of commerce listings, regional news, and supplier partnerships. These links come from your actual community.A weak answer mentions “high DA links” or bulk directory submissions. Those often come from private blog networks and can get your site penalised.
5. How do you choose which keywords to target?
A good answer talks about buyer intent, not just search volume. They should mention “near me” searches, service plus city terms, and which pages you already rank for.A weak answer is a spreadsheet of high-volume keywords with your city pasted in. Ask why they picked those specific terms.
6. Do you handle reviews as part of this?
A good answer includes a system for asking, a response plan, and a way to flag fake reviews. Reviews affect both rankings and whether people call you. Watch for review gating, where only happy customers get asked. Google’s policies prohibit that, and it can cost you your reviews.
7. How long before I see results?
Expect 3 to 6 months for real movement in the map pack. Small fixes, like correcting hours or categories, can show results within weeks.Be suspicious of anyone promising 30 days. Ask what should happen in month one, month three, and month six, then hold them to it.
8. Can you show me real client numbers?
A good answer shows calls, direction requests, form fills, and booked jobs. Those are the numbers that pay your bills.Traffic percentages alone mean nothing. Ask for cost per lead, and ask whether the client is still with them.
9. What will your reports actually tell me?
A good report ties rankings to leads and revenue. Ask if you get Google Business Profile actions, geo-grid rankings, and call tracking data.A weak report is a stack of charts with no explanation. Ask to see a real sample report before you sign anything.
10. Who does the work, and what do you need from me?
A good answer names the person doing the work and confirms whether the team outsources any tasks. Many agencies sell with one team and deliver with another. They should also tell you what they need from you: photos, approvals, and staff input. BrightLocal found that 87% of consumers read online reviews for local businesses, and most of that content comes from you, not the agency.
Red Flags That Should End the Conversation
Some answers tell you everything you need to know. If any of these come up, stop the call and move to the next agency on your list.
These are not small warning signs. Each one points to either dishonesty or work you will pay for twice.
- “We have a special relationship with Google.” No legitimate agency can guarantee that. Google has no partner programme that affects rankings, and no agency has a contact who can move you up.
- They want to own your accounts. Some agencies create your Google Business Profile or website under their own login. You should hold admin access to your profile, domain, hosting, and Search Console.
- They guarantee a number one ranking. Check the ads on this search page. You will find agencies promising a top spot in 30 days, which contradicts Google’s own guidance.
- Prices under $200 a month. Real local SEO takes manual hours. At that price, agencies usually rely on automated software or bulk directory blasts.
- They cold-called you about “errors” on your site. That email or call is a template. They have not looked at your business.
- Reports show only rankings. Rankings change based on where the searcher is standing. A report with no calls, no form fills, and no lead data is hiding something.
- They will not name who does the work. Ask directly. If the salesperson cannot tell you who handles your account, the work is likely outsourced.
- They refuse to give client references. BrightLocal found that 76% of consumers read reviews before choosing a local business. An agency that avoids the same scrutiny is worth avoiding.
Contracts and Ownership: Check This Before Signing
Read the contract before the pitch fades. Most disputes with a local SEO agency start with terms nobody checked, not with the work itself.Long contracts are common, but they need an exit. Ask for month to month, or a 90 day trial before any longer term.
Check these four things before you sign:
- Contract length. Twelve months is normal. It is only fair if you can leave early for poor performance.
- Notice period. Thirty days is standard. Anything longer, like 60 or 90 days, means you keep paying after you decide to leave.
- What does the service include? Get the deliverables in writing. Agencies often bill separately for content, links, and reporting.
- What happens at the end. Ask what you keep. Pages, links, and reports should stay with your business.
Who Owns Your Google Business Profile and Website?
You should maintain full ownership of everything. Your agency gets access, not ownership.Keep your own admin login for five things: your Google Business Profile, domain name, hosting, Google Analytics, and Search Console. Add the agency as a manager instead, and confirm it in writing.
What Local SEO Costs and What Each Budget Buys
Most local businesses spend between $500 and $3,000 per month. The range is wide because cost follows your market, your competition, and your number of locations.
A single salon in a small town needs far less work than a three location dental group in a big city.
| Budget | What it covers | Best for |
| Under $500/mo | Profile updates, basic citation cleanup, simple reporting | Low competition markets, one location |
| $500 to $1,500/mo | Profile management, citation fixes, a few content pages, review system | Small businesses, moderate competition |
| $1,500 to $3,000/mo | Technical audits, local content, schema markup, review management, link building | Competitive city markets |
| $3,000+/mo | Multi location strategy, advanced tracking, digital PR, dedicated team | Legal, medical, multi location brands |
Three things push the price up: competition in your city, the number of locations, and what each customer is worth. A roofing lead is worth more than a haircut.
Ask what sits outside the retainer. Agencies usually bill website builds, paid ads, and photography separately.
Below $200 a month, the maths fails. Agencies spend 10 to 15 hours per client each month, so nobody is doing that work by hand at that price.
What to Ask a Local SEO Agency About AI Search
Ask how they get your business mentioned in AI answers, not only Google results. People now search inside AI Overviews, ChatGPT, and Gemini, and many never click a link.
An agency still working from an old playbook will struggle here. Their answer shows whether they have adapted.
Ask these four:
- “How do you get my business into AI Overviews?” Look for clear service pages and consistent business data.
- “Do you use schema markup?” It helps AI read your hours, services, and service area.
- “What is your AI content policy?” Ask who reviews it. Thin AI content is easy to outrank.
- “Do you track visibility in AI tools?” Most agencies still do not.
One thing stays true. AI pulls from the same signals as local search: your profile, your reviews, and mentions across the web. So a good agency does not sell AI separately. They explain how the same work feeds both.
How to Compare Your Shortlist and Decide
Shortlist three agencies, ask all of them the same ten questions, then score the answers. Comparing gut feel is how people end up with the best salesperson, not the best agency.
Run two checks before deciding. Search for their own business in Google Maps, and see whether their case study clients still rank today. Then pick the agency with the most specific answers, not the most confident ones.
FAQs
How much does a local SEO agency typically cost?
Most local businesses pay between $500 and $3,000 per month. Cost depends on your competition, your number of locations, and what each customer is worth.
What is the Google map pack?
The map pack is the group of three businesses shown above the standard results, next to a map. It drives most calls and direction requests for nearby businesses.
Does a local SEO agency need to be in my city?
No, local SEO work is remote by nature. What matters is whether they understand your industry and can show results in similar markets.
Should I hire an agency that already works with my competitor?
Only if they disclose it upfront. Two clients competing for the same map pack positions creates a conflict, so ask how they handle it before signing.
How long before local SEO pays for itself?
Most businesses reach breakeven between month 6 and month 12. Divide your monthly retainer by your average profit per customer to see how many extra jobs you need.
Can an agency guarantee first page rankings?
No agency can guarantee rankings. Google states that nobody controls its algorithm, so any guarantee is either dishonest or backed by risky tactics.
What happens if I cancel my SEO contract early?
You usually owe the remaining months unless there is a performance clause or short notice period. Check the exit terms first, and confirm you keep your pages, links, and reports.
What tools should my agency give me access to?
You should hold your own admin login for Google Business Profile, Google Analytics, and Google Search Console. Agencies often add rank tracking tools like BrightLocal or Local Falcon on top.
Conclusion :
Choosing a local SEO agency comes down to asking the same ten questions and listening for specifics. A good agency names your industry, shows results in calls and leads, commits to a realistic 3 to 6 month timeline, and never guarantees a number one ranking.
The terms matter just as much as the work. Most local businesses pay between $500 and $3,000 a month, so keep the contract short and confirm in writing that you own your Google Business Profile, domain, hosting, Analytics, and Search Console.
